Private offices line both the perimeter and interior, with glass fronts and sliding doors. Shared offices and open workstations are positioned to take advantage of natural light and views. A large café, located on a prominent corner, provides a mix of seating options for staff and guests. Additional spaces include a work lounge, satellite pantries, records storage, and dedicated IT rooms, all supporting day-to-day operations in a professional, flexible environment.

This 32,000 square-foot project involved the renovation of two floors for the Institute of International Finance in Washington, DC. It included an atrium infill and the design of structural steel for an interconnecting stair, requiring close coordination with the base building’s contractor. The stair featured wood millwork treads and rails, pre-finished steel cladding, and glass rails. Extensive soundproofing measures were implemented for training rooms and podcast recording studios.

This project involved the relocation of an existing office space to a new, Class A office space in Washington, DC for Hyman Phelps McNamara, the largest dedicated FDA law firm in the United States. The scope of work included the build out of reception space, several conference rooms varying in size, open workstations, a custom-built library with booth seating, a file room, two fully equipped pantries, copy room, lockers and private offices. The scope included high-end finishes and millwork package and all new MEP systems. Additionally, acoustic turf ceilings were installed in one of the pantries and conference rooms and wood veneer Armstrong ceilings in the reception area.

The reception area features a curved interconnecting staircase with steel side rails finished with custom metallic paint, connecting the two floors seamlessly. With custom high-end finishes throughout the entire space, this office blurs the lines between corporate interiors and hospitality, creating a one-of-a-kind space for the tenants.

The scope also included comprehensive upgrades to the building’s security systems, data cabling, and fire alarm infrastructure. Custom millwork was installed throughout the space, including banquette seating, a redesigned break room, and a feature moss wall. The main lobby underwent a significant transformation, incorporating a large hard lid ceiling, new flooring, and relocated security turnstiles.

Subtle branding, curved architectural elements and natural materials create a warm, inviting atmosphere that fosters engagement and company culture. Strategic relocations consolidated operations into a more efficient footprint, while enhanced AV and adaptive training spaces provide cutting-edge functionality

A full-floor office transformation spanning 35,000 square feet on the 37th floor at Penn1, designed to support a dynamic, creative workplace. The space features a mix of private offices, huddle rooms and conference rooms utilizing a flexible demountable system. Two pantries with custom islands and integrated appliances, along with a dedicated coffee bar, millwork wall panels and a content studio, serve as key amenities throughout the office.

Interior finishes include baffle ceilings, K-13 acoustic treatment, wallcoverings and acoustical panels to balance aesthetics and performance. The scope also encompassed a comprehensive MEP build-out, featuring decorative lighting fixtures with an integrated controls package, as well as two water-cooled air conditioning units and pumps to support the floor’s mechanical needs.

An interconnecting stair links the reception area to the main cafe, enhancing flow and connectivity.

The workplace includes more than 150 private partner offices with Alur office fronts, open workstations for support staff, client and employee pantries and dedicated food prep areas. High-end elevator lobbies with custom millwork and tile, along with multiple new restrooms, further elevate the experience. The scope also encompasses several new mechanical and IDF rooms, with upgraded MEP systems, including a new air conditioning unit for the public assembly and split systems serving the IDF rooms.

Material selections elevate the space throughout, with a thoughtful mix of carpet, ceramic tile and luxury vinyl tile flooring. Specialty ceiling systems paired with linear LED lighting and integrated mechanical registers reinforce a clean, modern aesthetic. A high-end millwork package anchors the experience, highlighted by custom banquette seating and detailed molding framing a vapor fireplace in the main reception area for a warm, hospitality-inspired arrival.

The project scope included full interior demolition, followed by the installation of new partitions, finishes, ceilings and lighting. Existing mechanical systems were reworked and upgraded as needed, with close coordination across MEP trades to support a seamless, high-quality build-out.
